This private lot offers a great opportunity to help the neighborhood! With climbable trees, including a large oak on the south side, you can spot an average of 3-4 deer walking through the open clearing. To get a better view, you can use a temporary tree stand or simply choose to sit in a chair or bench provided by the landowner and enjoy a cup of coffee as you wait for the deer to appear. Most deer traffic is on the south side, but some have been spotted on the north side by the driveway. Please note that this is a typical Northern Virginia neighborhood, with large lots, and people walking their dogs, jogging, etc. may be present when daylight approaches. To avoid any issues, it is best to arrive before dawn and leave when it is light outside.

Be sure to take advantage of the extended deer season but don't forget to double-check state and local regulations before utilizing the property.

Conduct a map study prior to your reservation. For safety, all on your reservation/lease must familiarize themselves with the listing and the surrounding area.
No ground fires.
Do not block roads or trails when parking.
Please park at the top of the driveway - not on the street. Also, please go back and forth between the north and south sides using the BACK YARD.
Campers must follow applicable Leave No Trace
Clean up after yourself and leave only your footprints.
The neighbor behind the property permits hunters to retrieve their deer from his land. Discretion is the name of the game here - please especially avoid the attention of the neighbors directly across the street to the west. They illegally feed the deer, which is one reason we have so many here.
The owner will gladly accept tenderloins or other cuts, but not required.
Please field dress discreetly.
